As of 1 July 2025, Spain has launched the Digital Single Rental Window (Ventanilla Única Digital de Arrendamientos) — a national platform created to regulate and monitor short-term rental contracts across the country.
The measure implements Regulation (EU) 2024/1028, which requires EU member states to centralize data collection on short-term rentals, with the aim of improving transparency, combating fraud, and facilitating access to long-term housing.
Who is affected by the new regulation?
The regulation applies to all rental agreements that do not meet the tenant’s need for permanent housing, including:
- Holiday rentals
- Short stays for work or study
- Tourist accommodation
- Temporary room rentals in private homes
Property owners must register each unit and obtain a Unique Rental Registration Code (CRU) before they can advertise the property legally.
What is the Digital Single Rental Window?
This online portal allows landlords and property managers to:
- Register properties or rooms intended for short-term rental
- Obtain and annually renew a valid CRU
- Submit rental data to the relevant authorities
- Comply with national and EU rental regulations
Online platforms (such as Airbnb or Booking) will be required to verify that each listing includes a valid CRU.
How to obtain the rental registration number
The application is completed entirely online via the Spanish Registrars’ website. The process includes:
- Login using a digital certificate
- Access the “Telematic Submission” section
- Fill out the form (personal data, property info, license number, cadastral reference, etc.)
- Sign digitally and submit
- Receive a provisional registration number
The CRU is valid for 12 months and must be renewed yearly to keep renting.
Landlord obligations
Landlords must:
- Obtain a valid registration code before advertising the property
- Provide the code to platforms and authorities on request
- Renew the code yearly by submitting updated data
Failure to comply may result in penalties or removal of listings.
